Founder & Principal Advisor
Julian Noble
CM2 was built on a simple observation: international investors seeking prime London and UAE property were being served by a market built for volume, not precision. Aggregators. Mass brokers. Generic listings. No one was operating with the buyer's objective as the only mandate.
Julian Noble has been active in property investment since 2005, bringing over two decades of market experience to every client engagement. He graduated from the University of Leeds before building a career spanning the full spectrum of residential investment — from sourcing and structuring acquisitions to managing developer relationships across multiple markets.
Through CM2, Julian has developed direct partnerships with Aldar Properties and London Square, providing clients with authorised access to developments across London, Abu Dhabi, Dubai, and Egypt. His advisory is built on long-standing developer relationships and a rigorous approach to asset selection — focused on fundamentals, capital preservation, and long-term value.
Julian is also the Co-Founder of ConstructAI.uk, where he applies technology-driven thinking to complex, real-world sectors. With experience spanning the UK, UAE, and Lebanon, he operates with a global perspective on capital, risk, and opportunity.
Precision over volume
I work with a limited number of investors at any one time. This is a deliberate constraint — it means every shortlist I prepare receives genuine attention, not a templated response.
Transparency by default
I disclose my relationship with developers upfront. You know how CM2 earns its fee. There are no hidden structures, no dual agency, and no pressure.
Clients, not transactions
My objective is to match the right investor to the right asset at the right time. That sometimes means telling an investor a specific project is not right for them. I would rather do that than close a deal that doesn't serve their objectives.

Lama Fakih is Co-Founder of CM2, bringing over five years of experience in property, sales, and client relations to the firm's foundation. Her career has spanned client-facing and business development roles across multiple sectors, with a consistent focus on building trust-based relationships and delivering solutions aligned with each client's long-term objectives.
Lama's background encompasses both commercial and entrepreneurial environments, where she developed strong instincts for identifying opportunity, understanding client needs, and navigating complex transactions with care and precision.
Her expertise in property sales and negotiations, particularly across London and UAE markets, informed the vision and positioning of CM2 from its inception. The firm's relationship-driven, highly personalised approach to investment advisory reflects values she has championed throughout her career.
