Updated October 2026. This is orientation, not immigration or tax advice.
The UAE's long-term residency programme includes a route for property owners. It has been based on owning property with a value of at least AED 2,000,000. How value is assessed, and how off-plan, mortgaged and jointly owned property are treated, is set by the authorities and can change — so check eligibility with a UAE immigration specialist before relying on it.
Residency is not tax residency

Holding a UAE visa does not by itself make you UAE tax resident, nor does it end tax residence elsewhere. For people with UK connections, the Statutory Residence Test applies, and the UK's treatment of non-domiciled individuals changed significantly from April 2025. Take specialist advice on both sides.
Judge the property on its own merits
A property bought partly for residency still needs to make sense as a property: price against comparable evidence, service charges, rental demand, resale liquidity and, for off-plan purchases, construction and handover risk.
Selected Aldar developments with entry prices above AED 2m
From the developer's broker portal, October 2026 (indicative): The Source II from AED 2,215,600; Fahid Beach Terraces from AED 2,457,300; Fahid Beach Residences from AED 4,000,000. A price above AED 2m does not by itself guarantee eligibility.
