How CM2 Works
Why the buy-side model is structurally different from estate agency
Estate agents are legally and financially aligned with the seller. CM2 is financially aligned with the buyer because the developer pays from their marketing budget regardless of which channel the buyer uses to acquire.
Exclusively buy-side — no conflict of interest
CM2 does not represent developers in sales negotiations, does not hold agency mandates, and does not earn commission from multiple sides of a transaction. The advisory relationship is with the buyer, and the fee is paid by the developer from their existing sales and marketing budget.
Access to pre-launch and off-market allocation
Because CM2 is a recognised buy-side channel for developers including Aldar Properties, London Square, and SODIC, we receive early access to pre-launch pricing and reserved unit allocation. Our clients can acquire at Phase 1 pricing before a development opens to the public.
Independent due diligence on every recommendation
Every development CM2 presents to clients has been assessed for developer track record, planning and build quality risk, rental demand depth, and realistic yield achievability. We do not pass through marketing material from developers. The analysis is independent.
End-to-end advisory — reservation through legal completion
CM2 manages the acquisition process from first enquiry through reservation, sales contract review, solicitor referral, and legal completion. For overseas buyers, we manage across time zones and in the context of the UK conveyancing system.

What developer-paid advisory actually means
When a developer sells through an estate agency, the agency earns a commission from the developer. When a buyer uses CM2, the same commission structure applies: the developer pays CM2 from their sales and marketing budget. The buyer does not pay more for the property, and does not pay CM2 separately.
The difference is in the advisory relationship. An estate agent working for the developer has a contractual obligation to maximise the sale price. CM2 has no such obligation. Our commercial relationship is with the buyer, and our advice is directed at securing the right unit at the best available price and terms.
In practice, the most significant benefit is access. CM2 receives pre-launch allocation from developers including Aldar Properties, London Square, and SODIC because we are an authorised channel. Clients who engage CM2 before a development opens to the general market can acquire at Phase 1 pricing, which has historically been materially lower than secondary market pricing at completion.
